Timberwood is bounded by a railroad, a freeway, a cemetery and a large piece of county flood control land. This page says who owns what, from the same public appraisal roll the rest of this site uses.1

Two churches hold large tracts nearby as well: Light World Christian Fellowship at 25.4 acres on Old Humble Road, and St Luke MBC at 21.7 acres on S Houston Avenue.2

The flood control land

The largest piece of public land next to the neighborhood belongs to the Harris County Flood Control District, not to the City of Humble. Its biggest single tract is 49 acres off Charpiot, recorded on the roll as part of the G S Garner survey, which is the Garners Bayou corridor.2

It is tax exempt and carries no value on the roll, which is normal for drainage land. Garners Bayou is also where the nearest flood gauge to Timberwood sits. See flooding.

The freight corridor

The land between the neighborhood and US 59 (I-69) is warehousing and freight, and it is the most valuable land anywhere near here. George Bush Intercontinental Airport is a few minutes north, which is the reason.

The roll names the owner of the land, not the tenant. Warehouses in this corridor are generally built by a developer and leased, so the company operating a building is usually not the company that owns it. No parcel near Timberwood is owned by Amazon. That does not rule out Amazon or anyone else leasing space here; the appraisal roll simply does not record tenants.

What is being built right now

16780 Hwy 59 N, the 62.5 acre tract closest to the neighborhood's north side, carries a New Building permit issued January 20, 2026.2 It already shows $21.7 million of value on the 2026 roll. It sits in a platted development called Rankin Timber Reserve, whose other reserves are Bolloré Logistics on 27.2 acres and two reserves set aside for storm water detention.2

Still open

  • What the new building at 16780 Hwy 59 N will be, and who will occupy it. The permit says only "new construction".
  • Whether the Flood Control District has any plan for its Garners Bayou land that would change drainage here.
  • What the vacant 71.5 acre Quasar Logistics tract is slated to become.
